- CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
- CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: General Arrangement Block Plan - 50960461-FIT-EX-00-0020 Blackbird Acoustics - Noise Survey & Plans Noise Assessment - Ref: 2173.Rep.PNA - 5 February 2026 Centrum LBG Rugby Mechanical Equipment Schedule (Excel Document) Received by the Local Planning Authority on the 12th February 2026 General Arrangement Location Plan - 50960461-FIT-EX-00-0021 Rear Elevation Layout - CPL541-XX-XX-DR-M-1002 - CP Received by the Local Planning Authority on the 6th March 2026 Proposed Ground Floor Mechanical Services - CPL541-XX-00-DR-M-1000 - CP1 Proposed Ground Floor Mechanical Services - CPL541-XX-01-DR-M-1001 - CP Received by the Local Planning Authority on the 18th March 2026 REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
- CONDITION 3: Prior to the first installation of the approved Heating, Ventilation, and Air Conditioning (HVAC) condenser units, the existing Heating, Ventilation, and Air Conditioning (HVAC) condenser units as shown in drawing - Rear Elevation Layout - CPL541-XX-XX-DR-M-1002 - CP - shall be removed from the exterior of the building. REASON: In the interest of the amenity of the area and in accordance with Local plan policy SDC1.
- CONDITION 4: With reference to the background sound levels of 42 dB LA90 (07:00-19:00) and 32 dB LA90 (23:00-07:00) reported in Blackbird Acoustics Report 2173.Rep.PNA, the cumulative plant noise rating levels shall not exceed: • 37 dB LAr,Tr between 07:00 and 23:00, and • 30 dB LAr,Tr between 23:00 and 07:00 (night time limit capped at 30 dB as per BS 4142 guidance). REASON: To protect residential amenity and in accordance with Local plan policy SDC1.
