CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. CONDITION 3: The materials used for the construction of the development shall be in accordance with those specified on the approved plans no. 25363 – UMC -XXXX - XX DR A 1301 Rev P03 and 25363 – UMC -XXXX - XX DR A 1302 Rev P03 received by the Council on 04/03/2026 REASON: To ensure a satisfactory external appearance in accordance with Policy SDC1 of the Rugby Local Plan.
CONDITION 4: No external lighting shall be installed until details have been submitted to and approved in writing by the Local Planning Authority, prior to the commencement of the lighting installation. This submission shall include a layout plan with beam orientation and a schedule of light equipment proposed (luminaire type; mounting height; aiming angles and luminaire profiles). The approved scheme shall be installed, maintained, and operated in accordance with the approved details unless the Local Planning Authority gives its written consent to the variation. External lighting shall be designed and installed in accordance with ILP Guidance Note 1 ‘The reduction of obtrusive light, 2021’. REASON: To protect residents from light pollution and in the interests of the visual amenities of the locality in accordance with Policy SDC1 of the Rugby Local Plan.
INFORMATIVE 1: Environmental Services advise that in order to reduce the likelihood of local residents being subjected to adverse levels of noise annoyance during construction, work on site should not occur outside the following hours: - Monday - Friday - 7.30 a.m. - 6.00 p.m. Saturday - 8.30 a.m. - 1.00 p.m. No work on Sundays & Bank Holidays.
INFORMATIVE 2: Public right of way R168y must remain open and available for public use at all times unless closed by legal order.
INFORMATIVE 3: Any disturbance or alteration to the surface of public right of way R168y requires the prior authorisation of Warwickshire County Council's Rights of Way team, as does the installation of any new gate or other structure on the public right of way.
