CONDITION 4: No development shall commence until a copy of a building contract or contracts (signed by the parties to which it/they relate) for the construction of the extensions at 30 Main Street (R26/0104) and 32 Main Street (R26/0098) has been submitted to and approved in writing by the Local Planning Authority. The contract(s) shall include a programme of works for the approved developments which: (i) requires the works and development to each property to commence within one calendar month of one another; and (ii) requires both sets of works and development to be substantially completed within twelve months of their respective commencements. The development hereby approved shall not be carried out other than in accordance with the approved contract(s) and programme. REASON 4: To safeguard the residential amenity of neighbouring occupiers and to ensure that the development does not result in unacceptable harm if implemented independently of the adjoining approved scheme.
CONDITION 3: The facing materials to be used on the external walls and roof shall be of the same type, colour and texture as those used on the existing building. REASON 3: To ensure a satisfactory external appearance.
CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: Application Form, received by the Local Planning Authority on 30/01/2026. Proposed Elevations and Floor, reference MS/20262/3, received by the Local Planning Authority on 03/02/2026. Sustainability Appraisal, received by the Local Planning Authority on 30/01/2026. REASON 2: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON 1: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
