- CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
- CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: Preliminary Ecological Appraisal (PEA) Burton Stables, Burton Ln, Burton Hastings, Nuneaton CV11 6XT Date: February 2026 Rev A(1); BNG Baseline; BNG Site Plan; Site Location Plan; Small Sites Metric; Details of Menage; Proposed Block Plan; Planning Statement. REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
- CONDITION 3: No development shall take place until a Habitat/Biodiversity Management Plan, securing the long-term management and monitoring of the biodiversity net gain habitats identified in the submitted Biodiversity Metric, has been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out and maintained in accordance with the approved plan. REASON: In the interests of biodiversity.
- CONDITION 4: No development shall take place until a Protected Species Method Statement has been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved method statement. REASON: To ensure that no protected species are harmed by the development.
- CONDITION 5: No external lighting shall be installed at the site other than in accordance with a bat sensitive lighting scheme which has first been submitted to and approved in writing by the Local Planning Authority. REASON: In the interests of protected species.
- CONDITION 6: The biodiversity net gain habitats shall be created and/or enhanced in accordance with the approved Biodiversity Metric and Habitat/Biodiversity Management Plan prior to the first use of the extended menage, and shall thereafter be retained and managed in accordance with the approved Plan. REASON: In the interests of biodiversity.
