CONDITION 3: The facing materials to be used on the external walls and roof of the hereby approved ground floor extension shall be of the same type, colour and texture as those used on the existing building. REASON: To ensure a satisfactory external appearance.
CONDITION 7: If, during development, contamination not previously identified is found to be present at the site then no further development shall be carried out until the developer has submitted, and obtained written approval from the Local Planning Authority for, an amendment to the remediation strategy detailing how this unsuspected contamination shall be dealt with. A validation/verification report shall be submitted to and approved in writing by the Local Planning Authority to demonstrate that successful remediation has been carried out. REASON: To ensure the protection of controlled waters.
CONDITION 5: The premises shall not be opened for business other than between the hours of 09:00-17:00 Monday to Friday and at no time on Saturdays/ Sundays, or Public/Bank Holidays. REASON: To protect the amenity of nearby properties.

CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
CONDITION 4: The ground floor front retail premises shall be used for Class E (a) (shop, other than for the sale of hot food ) use and for no other purposes including any other purpose in Class E of the Schedule to the Town & Country Planning (Use Classes) Order 1987 (as amended) or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that order with or without modification. REASON: In the interests of the amenities of the locality.
INFORMATIVE 1: Construction and demolition works and associated activites at the development, audiable beyond the boundary of the site should not be carried out other than between the hours of 08:00-18:00 Mondays-Fridays and 08:00-13:00 on Saturdays and Public/Bank Holidays, unless otherwise agreed with the Environmental Health Officer
INFORMATIVE 2: At least 21 days prior to the commencement of any site works, all occupiers surrounding the site shall be notified in writing of the nature and duration of works to be undertaken. The name and contact details of a person responsible for the site works should be made available for enquiries and complaints for the entire duration of the works and updates of work should be provided regularly. Any complaints should be properly addressed as quickly as possible.
INFORMATIVE 3: Best Practicable Means (BPM) should be used in controlling dust emissions, in accordance with the Supplementary Planning Guidnace issued by the GLA 2014 for The Control of Dust and Emissions from Construction and Demolition.
INFORMATIVE 4: Prior to any demolition, redevelopment or refurbishment works taking place an appropriate Asbestos Survey should be undertaken by an asbestos licenced/authorised company/person and any recommendations implemented. INFORMATIVE 6: The applicant is encouraged to incorporate measures to assist in reducing their impact upon the Air Quality Management Area as part of this development. Initiatives could include the installation of an ultra-low emission boiler (<40mg/kWh), increased tree planting/landscaping, solar thermal panels, and the incorporation of electric vehicle charging points on any car parking. CONDITION 6: Full details of the siting, design and materials of a cycle store shall be submitted to and approved in writing by the Local Planning Authority. The cycle store shall be provided, in accordance with the approved details before the first occupation of both the flat and shop. REASON: In the interest of visual and residential amenity.
INFORMATIVE 8: Where possible enhancements should be incorporated into the development to improve the habitats and opportunities for the local wildlife and increase biodiversity. Enhancements could include bat and bird boxes which may be used by a variety of species, native species planting and enhancement of existing of hedges and wild flower planting, habitat piles of rubble, logs and earth which can be used by reptiles, amphibians and invertebrates are also welcomed.
