Planning conditions
  1. REASON 1: The boundary fence and access gates by virtue of location and positioning would sit in conflict within the prevailing street scene and erode the openness of this plot. The scale and colour of material used is considered to be out of character with the existing dwelling and the surrounding area. The proposal and its design would therefore have a detrimental impact upon the visual amenity of the character and appearance of the area and as such would conflict with Policy SDC1 of the Rugby Borough Council Local Plan 2011-2031 (June 2019) and Section 12 of the NPPF (2024).
  2. RELEVANT DEVELOPMENT PLAN POLICIES & GUIDANCE: Rugby Borough Council Local Plan 2011-2031 (June 2019): SDC1: Sustainable design National Planning Policy Framework (December 2024) The development plan policies referred to above are available for inspection on the Rugby Borough Council’s web-site www.rugby.gov.uk .
