CONDITION 4: The proposed windows within the east side elevation of the gable extension, as annotated 'obscure side glazing' within the plans - Existing and Proposed Elevations - 4885 - shall not be glazed or reglazed other than with obscure glass. REASON: In the interest of neighbouring amenity.
CONDITION 3: The facing materials to be used on the external walls and roof (to include the garage) shall be of the same type, colour and texture as those used on the existing building, and in accordance with the approved plans. REASON: To ensure a satisfactory external appearance.

CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
CONDITION 5: The garage hereby approved shall not be used for any purpose other than incidental to the residential use of 7 Church Hill, Stretton-on-Dunsmore, CV23 9NA. REASON: In the interest of residential amenity.
CONDITION 6: No development shall take place until: An Archaeological Mitigation Strategy document (including a Written Scheme of Investigation for any archaeological fieldwork proposed) has been submitted to and approved in writing by the Local Planning Authority. This should detail a strategy to mitigate the archaeological impact of the proposed development. The development, and any archaeological fieldwork, post-excavation analysis, publication of results and archive deposition detailed in the approved documents, shall be undertaken in accordance with those documents. REASON: In the interest of archaeology.
CONDITION 7: Supervised hand strip The development hereby permitted shall be undertaken in the presence of a competent ecologist appointed by the applicant to supervise all destructive works to the roof of the main dwellinghouse building and associated structures to be demolished/affected. All roofing material is to be removed carefully by hand. Appropriate precautions must be taken in case bats are found, including the erection of at least one bat box on a suitable tree or building. Should evidence of bats be found during this operation, then work must cease immediately while Natural England and WCC Ecological Services are consulted for further advice. Any subsequent survey work, recommendations or remedial works will be implemented within the timescales agreed between the bat worker and the Local Authority Ecologist/Natural England. Notwithstanding any requirement for remedial work or otherwise, the competent ecologist's report (to include any evidence found of presence/absence) shall be submitted to the local planning authority within 1 month following completion of the supervised works summarising the findings. *please note - to discharge the above condition a competent ecologists report must be submitted to and approved by the local planning authority. REASON: To ensure protected, important and priority species and their habitats are not harmed by the development.
CONDITION 8: Scheme for bat boxes No development shall commence until a scheme for the provision of one bat box to be erected on trees/ buildings within the site, has been submitted and approved by the Local Planning Authority. The scheme must include box type, location, and timing of works. Thereafter, the box shall be installed and maintained in perpetuity. REASON: To enhance the biodiversity of the site in accordance with Local Plan Policies NE1, NPPF, ODPM Circular 2005/06 and NERC Act (2006, as amended).
INFORMATIVE 1: Work should avoid disturbance to nesting birds. Birds can nest in many places including buildings, trees, shrubs, dense ivy, and bramble/rose scrub. Nesting birds are protected under the Wildlife and Countryside Act 1981 (as amended). The main nesting season lasts approximately from March to September inclusive, so work should ideally take place outside these dates if at all possible. N.B birds can nest at any time, and the site should ideally be checked by a suitably qualified ecologist for their presence immediately before work starts, especially if during the breeding season.
CONDITION 9: The garage hereby approved shall provide accommodation for the parking of three vehicles for persons residing or calling at the property. The parking provision within the garage shall be permanently retained thereafter. REASON: To ensure satisfactory parking provision is available onsite.
CONDITION 10: No new windows/rooflights shall be formed in the rear (east) roofslope of the proposed garage, unless non-material variations are agreed in writing with the Local Planning Authority REASON: In the interest of residential amenity.
CONDITION 11: No new windows shall be formed in the either side elevation of the garage, at first floor level , unless non-material variations are agreed in writing with the Local Planning Authority. REASON: In the interest of residential amenity.
