  1. CONDITION: 1 The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: 1 To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
  2. CONDITION: 2 The development shall be carried out in accordance with the plans and documents detailed below: Application form Sustainability checklist Received by Council, 11/11/2025 Existing floor plans and elevations, site location plan and block plan, drawing no. 16/7/25-01 Rev D Received by Council, 17/11/2025 Proposed floor plans and elevations, drawing no. 16/7/25-02 Rev H Received by Council, 19/01/2026 REASON: 2 For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
  3. CONDITION: 3 The facing materials to be used on the external walls and roof shall be as specified on the application form, received by the Council on 11/11/2025 and on plan [....received by the Council on [....]. REASON: 3 To ensure a satisfactory external appearance and for the avoidance of doubt.
  4. CONDITION: 4 Notwithstanding the submitted plans the balcony screen to the north-west which is marked as obscurely glazed on the approved plan shall be a minimum of 1.8 metres in height and obscurely glazed to a minimum of level 3 of the Pilkington scale. Once so provided the screen shall be permanently maintained as such at all times thereafter. REASON: 4 To protect the residential amenity of neighbouring properties in accordance with Policy SDC1 of the Local Plan.
  5. INFORMATIVE: 1 This permission does not convey any legal or civil right to undertake works that affect land or premises outside of the applicant's control. Care should be taken upon commencement and during the course of building operations to ensure that no part of the development, including the foundations, eaves and roof overhang will encroach on, under or over adjoining land without the consent of the adjoining landowner.
  6. INFORMATIVE: 2 The applicant is reminded of the provisions of the Party Wall etc Act 1996 which may require notification of the works hereby permitted to all affected neighbours. More detailed information regarding the provisions of 'The Act' should be obtained from an appropriately qualified professional with knowledge of party wall matters.   7. CONDITION: 5 The window to be formed in the North West elevation of the proposed development shall not be glazed or reglazed other than with obscure glass. REASON: 5 To protect the residential amenity of neighbouring properties.
