  1. CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
  2. CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: The Application Form Received by the Local Planning Authority on the 27th October 2025 Block Plan/Site Plan - 25/2870/100 Rev A Received by the Local Planning Authority on the 4th November 2025 Elevation Plans - 25/2870/04 Rev A Received by the Local Planning Authority on the 4th December 2025 Floor Plans - 25/2870/03 Rev B Received by the Local Planning Authority on the 9th January 2026 REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
  3. CONDITION 3: Prior to first occupation, the area for the refuse bins and cycle storage shall be provided. Thereafter the area for the refuse bins and the cycle storage shall be permanently retained. REASON: In the interest of visual and residential amenity and to provide safe storage for cycles.
  4. CONDITION 4: The House of Multiple Occupation, at 90 Bath Street Rugby, CV21 3JD, shall be limited to no more than 6 occupants at any one time. REASON: In the interests of residential amenity.
  5. INFORMATIVE 1: To reduce the likelihood of local residents being subjected to adverse levels of noise annoyance during construction, work on site should not occur outside the following hours: - Monday - Friday 7.30 a.m. - 6.00 p.m. Saturday 8.30 a.m. - 1.00 p.m. NO WORK ON SUNDAYS & BANK HOLIDAYS. If work at other times is required permission should be obtained from the local planning authority
  6. INFORMATIVE 2: This development will be subject to separate enforcement regimes including, but not limited to, the Housing Act 2004, building regulations and Council's Standards of Amenity. Advice should be sought from Housing Enforcement on (01788) 533857 prior to any work commencing. Landlord is required to contact the Council's Housing Enforcement Team prior to commencement of works and under the Housing Act 2004 is required to comply with HMO legislation and submit a HMO application prior to occupancy.
