CONDITION 1: This permission shall be deemed to have taken effect on 25/02/2026. REASON 1: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.

A (received 8th October 2025) REASON 2: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
CONDITION 3: The materials to be used on the devlopment hereby approved shall be as specified on the application form, received by the Council on 29/09/2025 and on drawing Elevations Dwg No. 7003 Revision. A (received 08/10/2025). REASON 3: To ensure a satisfactory external appearance and for the avoidance of doubt.
CONDITION 4: Within 2 months of the date of this decision, a full landscaping scheme must be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented in full by no later than the end of the first planting season following the date of this decision. If within a period of 10 years following completion of the planting scheme any landscaping or planting subject of the approved scheme (as shown on the approved plans), is removed, uprooted, destroyed or dies, (or becomes in the opinion of the Local Planning Authority seriously damaged or defective), another tree/shrub/hedgerow of the same species and size originally planted shall be planted at the same place. REASON 4: In the interests of visual amenity.
