Planning conditions
  1. CONDITION 3: The facing materials to be used on the external walls and roof of the stable building shall be as specified on the application form and the approved plan drawing no B25-15- P01C Floor Plan & Elevations received by the Council on 30th October 2025 REASON: To ensure a satisfactory external appearance and for the avoidance of doubt.
  2. CONDITION 2: The development shall not be carried out other than in accordance with the following plans: Site Plan Drg no B25-15-S01C Floor Plans and Elevations ( including fence and gate details) Drg no B25-15-P01C received by the Council on 30th October 2025 Tree Protection /Contraints Plan Drg no AATPP015 received on 15th September 2025 REASON: For the avoidance of doubt.
  3. CONDITION 4: The proposed stable shall only be used for the stabling of animals for private purposes and shall not be used for the holding of competitions, exhibitions, hiring of horses or other business activities. REASON: In the interest of the amenities of the locality.
  4. CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
  5. CONDITION 5: The use of the land shall not commence until the boundary treatments as detailed on the approved plan B25-15-P01 C received by the Council on 30th October have been erected unless otherwise agreed in writing by the Local Planning Authority. The development shall not be carried out other than in accordance with the approved details. REASON: In the interest of visual amenity.
  6. CONDITION 6: No waste in association wiht the change of use of the land or stables hereby approved shall be burnt on site REASON: In the interest of the amenity of the surrounding area.
  7. CONDITION 7: No external lighting shall be erected unless and until full details of the type, design and location have been submitted to and approved in writing by the Local Planning Authority. Any lighting shall only be erected in accordance with the approved details. REASON: To ensure a satisfactory external appearance and in the interests of the visual amenities of the locality.
  8. INFORMATIVE 3: The applicant must make good any damage to the surface of public footpath R4 caused during works. Any disturbance or alteration to the surface of public footpath R4 requires the prior authorisation of Warwickshire County Council's Rights of Way team, as does the installation of any new gate or other structure on the public footpath.
  9. INFORMATIVE 2:Public footpath R4 must remain open and available for public use at all times unless closed by legal order, so must not be obstructed by parked vehicles or by materials during works.
  10. INFORMATIVE 1: Work should avoid disturbance to nesting birds. Birds can nest in many places including buildings, trees, shrubs dense ivy, and bramble/rose scrub. Nesting birds are protected under the Wildlife and Countryside Act 1981 (as amended). The main nesting season, lasts approximately from March to September, so work should ideally take place outside these dates if at all possible. N.B birds can nest at any time, and the site should ideally be checked for their presence immediately before work starts, especially if during the breeding season.
  11. CONDITION 9: The development hereby permitted shall be carried out in accordance with the agreed Biodiversity Gain Plan (Rev A) (Ecolocation 2025-07(19), Habitat Management and Monitoring Plan (David F Barnes dated 27th October 2025) and Protected Species Method Statement (Ecolocation 2025-07 (19) ) to ensure that there is a minimum 10% net gain in biodiversity within a 30 year period as a result of the development and the Plan shall be implemented in full. Monitoring reports will be submitted to the Local Planning Authority during years 1, 2,5, 10, 20 and 30 from commencement of development unless otherwise stated in the Biodiversity Monitoring and Management Plan, demonstrating how the BNG is progressing towards achieving its objectives, evidence of arrangements and any rectifying measures needed. REASON: In the interest of ecology, protected species and to secure Biodiversity Net Gain.
  12. CONDITION 8: Prior to the commencement of above ground development the Tree Protection measures as detailed on the approved Tree Protection Plan/Method Statement shall have been implemented in accordance with the approved Statement and shall remain in situ until all works have been completed. REASON: To ensure that the trees on site are retained and adequately protected during and after construction in the interests of amenity and biodiversity.
