CONDITION 3: No above ground development shall commence unless and until full details of the colour, finish and texture of all new materials to be used on all external surfaces, together with samples of the facing bricks and details of the new windows, rooflights and doors to be approved in writing by the Local Planning Authority. The development shall not be carried out other than in accordance with the approved details. REASON: To ensure a satisfactory external appearance and in the interests of the visual amenities of the locality.
CONDITION 4: No development shall take place until the applicant, or their agents or successors in title, has secured the implementation of a programme of historic building recording in accordance with a written scheme of investigation which has been submitted by the applicant and approved in writing by the local planning authority. REASON: In the interest of archaeology
CONDITION 5: The rooflights to the rear (North) elevation shall be obscure glazed and fixed. The windows shall not thereafter be altered in any way without the prior written approval of the Local Planning Authority. REASON: In the interest of residential amenity
CONDITION 6: Other than those shown on the approved plans. No new windows/doors/rooflights shall be formed in the rear (North) elevation/roofslope of the proposed annex, unless non-material variations are agreed in writing with the Local Planning Authority. REASON: In the interest of residential amenity.
CONDITION 7: The annex hereby approved shall not be used for any purpose other than ancillary use to the residential use of 25 Rugby Road, Pailton, Rugby, CV23 0QH REASON: In the interest of residential amenity.
CONDITION 8: Schedule of works No above ground development shall commence unless and until, full details of all internal and external construction work (alterations and repairs) and the methods, materials and components to be used in the works have been submitted to and approved in writing by the Local Planning Authority. Works shall include (but are not limited to) structural strengthening, timber re-jointing, re-plastering, replacement or maintenance of architectural features. The development shall be completed in accordance with the approved details REASON: In the interest of the heritage asset.
INFORMATIVE 1: Asbestos Prior to any demolition, redevelopment or refurbishment works taking place an appropriate Asbestos Survey should be undertaken by an asbestos licensed/authorised company/person and any recommendations implemented. For pre-demolition assessment the asbestos survey is fully intrusive and will involve a destructive inspection, as necessary, to gain access to all areas. Where presence of asbestos is suspected the Health and Safety Executive (HSE) and Environment Agency must be notified and special waste regulations complied with; asbestos removal activities fall under the remit of the HSE.
INFORMATIVE 2: Construction hours To reduce the likelihood of local residents being subjected to adverse levels of noise annoyance during construction, work on site should not occur outside the following hours: - Monday - Friday 7.30 a.m. - 6.00 p.m. Saturday 8.30 a.m. - 1.00 p.m. NO WORK ON SUNDAYS & BANK HOLIDAYS. If work at other times is required permission should be obtained from the local planning authority
