CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: The Application Form The Ridgeway Ecology - Phase 1 Bat & Nesting Bird Survey - 28th July 2025 Received by the Local Planning Authority on the 18th August 2025 The Amended Plans - Site Location Plan, Existing & Proposed Block Plans, Floor Plans and Elevations - 678-100 Rev D Received by the Local Planning Authority on the 11th December 2025 REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
CONDITION 3: The facing materials to be used on the external walls and roof shall be of the same type, colour and texture as those used on the existing building. REASON: To ensure a satisfactory external appearance.
CONDITION 4: The development hereby permitted shall be timetabled and carried out to wholly accord with the detailed mitigation measures for the safeguarding of bats within the site as set out in section 5 Recommendations and mitigation of the document Phase 1 Bat & Nesting Bird Survey prepared by Ridgeway Ecology, dated 28th July 2025. The qualified bat worker's report shall be submitted to the local planning authority within 1 month following completion of all works to summarise supervised works and confirm the mitigation measures have been followed and compensatory roosting features were installed correctly. REASON: To ensure that protected species are not harmed by the development.
CONDITION 5: No works to the east wall shall take place between March to August inclusive, unless a competent ecologist has undertaken a careful check of vegetation for active birds nests immediately before vegetation is cleared and provided confirmation no birds will be harmed and/or that there are appropriate measures in place to protect nesting bird interest onsite. Any such confirmation must be submitted to the local planning authority. REASON: To ensure protected, important and priority species and their habitats are not harmed by the development.
CONDITION 6: No part of the development hereby permitted shall commence until a scheme for the provision of minimum one suitable nesting box for sparrows to be erected on a suitable building within the site has been submitted to and approved in writing by the Local Planning Authority. The scheme to include details of box type, location, and timing of works. Thereafter, the box(es) shall be installed and maintained in perpetuity. REASON: To ensure that appropriate measures are taken in relation to protected, important and priority species and their habitats.
