Planning conditions
  1. RELEVANT DEVELOPMENT PLAN POLICIES & GUIDANCE: Rugby Borough Council Local Plan 2011-2031, June 2019. SDC1: Sustainable design National Planning Policy Framework, 2024 (NPPF) Climate Change & Sustainable Design and Construction - Supplementary Planning Document January 2023 The development plan policies referred to above are available for inspection on the Rugby Borough Council’s web-site www.rugby.gov.uk .
  2. REASON FOR REFUSAL: The proposed development is considered unacceptable in its design, siting, scale, and appearance. Policy SDC1 states that development will only be supported where the proposals are of a scale, density and design that responds to the character of the areas in which they are situated. Policy SDC1 further states that factors including the massing and height should also be a key consideration in the determination of planning applications. The siting and scale of the proposed extensions are considered to dominate the existing dwelling and would result in a prominent and obtrusive extension. The proposed development would not respect the scale and character of the existing dwelling and would have a detrimental impact on the character of the surrounding area. The proposed development would also adversely affect the amenities of neighbouring properties and is therefore considered to be contrary to Policy SDC1 of the Rugby Borough Local Plan.
