  1. CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
  2. CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: The Planning Application Form The Design and access Statement Received by the Local Planning Authority on the 31st July 2025 Plans - Survey and Planning Proposal - 534-2 The Heritage Statement Site Plan - 1:1250 Received by the Local Planning Authority on the 6th August 2025 Site Plan - 1:500 Received by the Local Planning Authority on the 11th August 2025 REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
  3. CONDITION 3: The facing materials to be used on the external walls shall be of the same type, colour and texture as those used on the existing building. REASON: To ensure a satisfactory external appearance.
  4. CONDITION 4: The bed/wet room hereby approved shall not be used for any purpose other than ancillary to the residential use of 17 The Crescent, Brinklow, CV23 0LG and shall at no time be sold or let as a separate residential unit. REASON: To ensure that the development is acceptable
