INFORMATIVE 1: Air quality neutral/mitigation The applicant is encouraged to incorporate measures to assist in reducing their impact upon the Air Quality Management Area as part of this development. Initiatives could include the installation of an ultra-low emission boiler (<40mg/kWh) where gas is used for space or water heating, increased tree planting/landscaping, solar photovoltaic or thermal panels, and the incorporation of electric vehicle charging points on any car parking. These units can create noticeable noise levels which may affect neighbouring dwellings so noise mitigation may be necessary to avoid complaints or possible formal action under other legislation.
INFORMATIVE 2: Construction hours To reduce the likelihood of local residents being subjected to adverse levels of noise annoyance during construction, work on site should not occur outside the following hours: - Monday – Friday 7.30 a.m. – 6.00 p.m. Saturday 8.30 a.m. – 1.00 p.m. NO WORK ON SUNDAYS & BANK HOLIDAYS. If work at other times is required permission should be obtained from the local planning authority
CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. CONDITION 4: Full details of the siting, design and materials of the proposed bin and cycle stores shall be submitted to and approved in writing by the Local Planning Authority. The bin and cycle stores shall be provided, in accordance with the approved details before the first occupation of the HMO hereby approved. REASON: In the interest of visual and residential amenity.
CONDITION 5: The window to be formed in adjacent to the kitchen style sink shown in proposed bedroom 6 on the first floor of the development shall not be glazed or reglazed other than with obscure glass. REASON: To protect the residential amenity of neighbouring properties.
CONDITION 3: The facing materials to be used on the external walls and roof shall be of the same type, colour and texture as those used on the existing building. REASON: To ensure a satisfactory external appearance.
