Planning conditions
  1. CONDITION1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
  2. CONDITION 3: The facing materials to be used on the external walls and roof shall be as specified on the Proposed Materials Sheet, received by the Council on 16/07/2025. REASON: To ensure a satisfactory external appearance and for the avoidance of doubt.
  3. CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: Drawing No. 701-01 (Existing Layouts and Elevations) Drawing No. 701-01 Rev.A (Proposed Layouts and Elevations) Drawing No. 701-03 (Location and Block Plan) Proposed Materials Sheet Bat Roost Characterisation and Hibernation Surveys prepared by ‘Brindle & Green’ Rev.1 (dated December 2025) REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
  4. CONDITION 4: The flat roof of the extension hereby permitted shall not be used as a balcony or accessed for any purposes except for maintenance of the property. REASON: To prevent overlooking or loss of privacy to neighbours.
  5. CONDITION 5: The development hereby permitted shall not commence until one further hibernation bat survey of the site is undertaken in February 2026, to include appropriate activity surveys in accordance with Bat Surveys for Professional Ecologists – Good Practice Guidelines (The Bat Conservation Trust, 4th Edition, 2023), has been carried out and a detailed mitigation plan including a schedule of works and timings has been submitted to and approved in writing by the Local Planning Authority. The approved mitigation plan shall thereafter be implemented in full. REASON: To ensure that protected, important and priority species and their habitats are not harmed by the development.
