  1. CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
  2. CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: - Application Form Received by Local Planning Authority 07.07.2025 - Site Location Plan Drg No. 135/A4/01 Rev A - Sustainability Checklist Received by Local Planning Authority 14.07.2025 - Example of Proposed Wall (Typical_Image_of_Proposed_wall.pdf) Received by Local Planning Authority 22.09.2025 - Existing and Proposed Block Plan Drg No. 135/A3/02 Rev E - Existing and Proposed Elevations Drg No. 135/A3/03 Rev D Received by Local Planning Authority 29.09.2025 REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
  3. CONDITION 4: No tree, structure or planting above 600mm above the level of the adjacent public highway footway shall be retained within the pedestrian intervisibility splay to No.1 Keyes Drive. REASON: In the interest of highway safety.
  4. CONDITION 3: The facing materials to be used on the wall shall be of the same type, colour and texture as those used on the existing dwelling. REASON: To ensure a satisfactory external appearance.
  5. CONDITION 5: The area coloured green on Drawing No:135/A3/02 Rev:E shall be planted with grass no later than 56 days following the completion of the development and shall be retained in perpetuity. REASON: To ensure the proper development of the site and in the interest of visual amenity.
