  1. Plan name: -Location, Block and Existing and Proposed Floor and Elevation Plans (Drawing number:PL01 A)
  2. The proposed balcony by virtue of its siting and design, would result in significant and unacceptable harm to the residential amenity of neighbouring occupiers through overlooking and loss of privacy, particularly at No. 100 Coneygree Road. As such, the proposed extension is contrary to Policy LP17 of the Peterborough Local Plan (2019) and NPPF (2026).
  3. The proposed first-floor balcony, by reason of its elevated position and design, would appear as an incongruous addition to the host dwelling. Whilst balconies form part of the design of the flatted development opposite the site, they are not characteristic of the host dwelling or the surrounding residential properties and therefore fail to integrate satisfactorily within their context. Therefore, the proposal would result in harm to the character and appearance of the site and surrounding area, contrary to Policy LP16 of the Peterborough Local Plan (2019) and NPPF (2026).
