By virtue of its bulk, size, scale and lack of subordination to the host dwelling, the proposed extension would not be compatible with the dwelling but would result in harm to its character and appearance. The proposed development is accordingly contrary to Policy LP16 of the Peterborough Local Plan (2019) and the National Planning Policy Framework (2026).
