  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: - Location and existing and proposed block plans (Drawing number 1183 01) - Proposed floor plans and elevations (Drawing number 1183 03) Reason: For the avoidance of doubt and in the interest of proper planning.
  3. The bricks to be used in the construction of the external surfaces of the development hereby permitted shall match those of the existing dwelling. The roof shall be a GRP roof, as indicated on the submitted plans and application forms. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and the National Planning Policy Framework (2026).
