Subject to the imposition of the attached conditions, the proposal is acceptable having been assessed in the light of all material considerations, including weighing against relevant policies of the development plan.

The materials to be used in the construction of the external surfaces of the works hereby permitted shall match those identified within the submitted Application Form (12.07.2026) and Design and Access Statement (issued 10.07.2026). No deconstruction or demolition work shall be carried out except by hand or using handheld tools in connection with the approved works. The works shall provide for the retention and the safe and dry on site storage of materials for re-use. Once removal of render, paint or limewash has commenced on an elevation, the works shall be completed or the surface reinstated or in Natural Lime Render as set out within the submitted document ‘Design and Access Statement’ (issued 10.07.2026) within 3 months. Reason: In order to preserve the special architectural and historic character of thr Heritage Asset in accordance with Section 16 and 72 of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), Policy LP19 of the Peterborough Local Plan (2019) and Section 20 of the National Planning Policy Framework (2026).
Should any repairs, remedial works or reinstatement works be required following the removal of render, paint or limewash, details of such works shall be submitted to and approved in writing by the Local Planning Authority prior to them being undertaken.
