Decision & conditions

Planning conditions
  1. By virtue of its size and scale and in particular, its large flat roof, the proposed extension would fail to respect the character of the dwelling. The proposal would not be compatible with the dwelling but would represent an incongruous addition to it which would fail to integrate with it in a satisfactory manner at all, an impact which would be exacerbated by the openness of the site and the prominence of the dwelling. Moreover, the proposed extension and the resulting dwelling would appear cramped within the plot and together with the lack of any similar extensions to the neighbouring dwellings, it would have a harmful impact upon the street scene. The proposal is therefore contrary to Policy LP16 of the Peterborough Local Plan (2019) and the National Planning Policy Framework (2026).
  2. By virtue of the proximity of the side extension to the boundary with 9 Heaton Close and the kitchen window in the flank elevation of that dwelling facing 7, the proposed development would have an overbearing, visually intrusive and harmful impact upon the outlook and visual amenities of the occupiers of 9. The proposal would also result in the overshadowing of, and loss of light for, that window. The proposed development is therefore contrary to Policy LP17 of the Peterborough Local Plan (2019) and the National Planning Policy Framework (2026).
