Planning conditions
  1. The proposal as submitted was not in accordance with local and national planning policy. The local planning authority have worked with the applicant in a positive and proactive manner based on seeking solutions to problems arising in relation to dealing with the planning application. Amendments were discussed and agreed with the applicant to bring the proposal into compliance with policy, and the application can therefore be approved in accordance with Paragraph 38 of the National Planning Policy Framework (2024).
  2. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  3. The materials to be used in the construction of the external surfaces of the development hereby permitted shall comprise near-black uPVC windows, lime render to the relevant section of the south elevation, and brick infill to the new openings, with the bricks to match the existing dwelling. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with accordance with Policy LP16 of the Peterborough Local Plan (2019) the provisions of the NPPF 2024.
  4. The development hereby permitted shall be carried out in accordance with the following approved plans: -Location Plan and Block Plan (Drawing Number: 05) -Proposed Floor Plans (Drawing Number: 03) -Proposed Elevations (Drawing Number: 04) Reason: For the avoidance of doubt and in the interests of proper planning.
