Condition 3 – Materials The materials to be used in the construction of the external surfaces of the development shall accord with those on drawing Revised Plans and Elevations – 26-05-P-02C. Notwithstanding this, prior to the installation of the external cladding, details of the cladding, including its materials, colour and finish, shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024). Plans & documents submitted in support of the discharge of C3: - HardiePlank Fibre Cement Cladding product data sheet (Dated 02 July 2026) - Email from the agent confirming cedar wood texture in chestnut brown colour (received on 07 July 2026) Assessment: The Case Officer has reviewed the submitted information and confirmed that the condition can be discharged. The Case Officer was satisfied that the cladding in a cedar wood texture, in chestnut brown colour would integrate with the surrounding area without harming its character. As such, the proposal would be in accordance with LP16 of the Peterborough Local Plan (2019). Therefore, subject to satisfactory implementation on site, the requirements of C3 have been met. Conclusion: The details submitted relating to Condition 3 are deemed acceptable to the Local Planning Authority and comply with the submission requirements of the discharge of the condition. Condition 3 is hereby discharged, subject to implementation in accordance with the approved details.
