  1. By virtue of the design and size of the extensions, including the variety of pitched and flat roofs to them to both dwellings, and the differing heights to the first floor side extensions, the proposed development would have a harmful inpact upon the character and appearance of the dwellings, both individually and as a pair. The extensions would be of a scale, design and form which would be harmful to, and would fail to respect the scale and proportions of, the dwellings and would represent incongruous additions to them, resulting in harm to their character and appearance. The proposed development is therefore contrary to Policy LP16 of the Peterborough Local Plan (2019) and the National Planning Policy Framework (2026).
  2. By virtue of the proximity of the side extension to 59 to the boundary with 61 Grange Road and the habitable room windows in the flank elevation of that dwelling facing 59, the proposed development would have an overbearing, visually intrusive and harmful impact upon the outlook and visual amenities of the occupiers of 61. The proposal would also result in the overshadowing of, and loss of light for, those windows. The proposed development is therefore contrary to Policy LP17 of the Peterborough Local Plan (2019) and the National Planning Policy Framework (2026).
