A heritage statement is required for this application. The Heritage Statement must; Describe and assess the significance of the asset and/or its setting to determine its architectural, historic, artistic or archaeological interest; and Identify the impact of works on the special character of the asset; and Provide a clear justification for the works, especially if these would harm the asset or its setting, so that the harm can be weighed against public benefits The level of detail required should be proportionate to the asset’s importance and sufficient to understand the potential impact of the proposal on its significance and/or setting Please note: A heritage asset includes Conservation Areas, listed buildings, locally listed buildings, scheduled monuments, listed parks and gardens, areas of archaeological importance.

The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and the NPPF (2026).
The applicant t is advised to undertake the installation of the proposed parking spaces in the front garden of the site within the potential root protection area of the Lime tree with appropriate care and with a no dig/ limited dig method and with suitable products, including geotextile products, and mitigation measures to reduce the impact of the development upon the root system of the tree.
