- Works to which this consent relates shall be begun no later than the expiration of three years beginning with the date of the decision notice. Reason: In accordance with the provisions of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
- The development hereby permitted shall be carried out in accordance with the following approved plans: - Proposed Floor Plans A06 F - Proposed Elevations A07 D - Area Plans F007-DR-A08 B - Existing Elevations F007-DR-A07 C - Proposed Block and Site Plans A05 A - Location, Block and Site Plans A01 A - Window and Bay Details A10 A Reason: For the avoidance of doubt and in the interest of proper planning
- All new stud work shall be moulded around and not cut any architectural features. Reason: In order to preserve the special architectural and historic character of the Heritage Asset in accordance with section 16(2) of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), Policy LP19 of the Peterborough Local Plan (2019) and Chapter 20 of the National Planning Policy Framework (2026).
- Prior to the reinsertion of any fireplace, details shall be submitted to, and agreed in writing by, the Local Planning Authority. The development shall be carried out in accordance with the approved details and retained as such thereafter. Reason: In order to preserve the special architectural and historic character of the Heritage Asset in accordance with section 16(2) of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), Policy LP19 of the Peterborough Local Plan (2019) and Chapter 20 of the National Planning Policy Framework (2026).
- Prior to their insertion, cross section drawings at a scale no smaller than 1:2 and elevation drawings at a scale no smaller than 1:10 of all new windows, doors and rooflights, including details of glazing, glazing bars, sills, lintels and finish shall be submitted to, and agreed in writing by , the Local Planning Authority . The development shall be carried out in accordance with the approved details and retained as such thereafter . Reason: In order to preserve the special architectural and historic character of the Heritage Asset in accordance with section 16(2) of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended), Policy LP19 of the Peterborough Local Plan (2019) and Chapter 20 of the National Planning Policy Framework (2026).
