Planning conditions
  1. The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used for the existing building. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with accordance with Policy LP16 of the Peterborough Local Plan (2019) the provisions of the NPPF 2026.
  2. The development hereby permitted shall be carried out in accordance with the following plans: -Location, Proposed Block, Floor and Elevation Plan (Drawing Number: A 503, Rev C) Reason: For the avoidance of doubt and proper planning.
  3. The outbuilding hereby permitted shall not be occupied or used at any time other than for purposes incidental to the residential use of the dwelling known as 5 Park Lane, and shall not be used for primary living accommodation, or occupied, leased, or rented as a separate dwelling. Reason: In the interest of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and the National Planning Policy Framework 2026.
  4. Subject to the imposition of appropriate conditions, Members considered the proposal acceptable for the following reasons: -The proposal was not considered to conflict with policies LP16 and LP34 of the Peterborough Local Plan. -The proposal was not considered to be excessively large or have a detrimental impact on the character of the area or neighbouring amenity. -The outbuilding shall remain incidental o the main dwellinghouse and not be used, occupied or let as separate residential accommodation.
