- The proposal as submitted was not in accordance with local and national planning policy. The local planning authority have worked with the applicant in a positive and proactive manner based on seeking solutions to problems arising in relation to dealing with the planning application. Amendments were discussed and agreed with the applicant to bring the proposal into compliance with policy, and the application can therefore be approved in accordance with Paragraph 38 of the National Planning Policy Framework (2024).
- The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
- No development shall take place unless and until details of the all-new external building materials; have been submitted to and approved in writing by the Local Planning Authority. The details submitted for approval shall include the name of the manufacturer, the product type, colour (using BS4800) and reference number. These details shall show at a minimum the existing triple roll pantiles and ridge detail shall be reinstated. The development shall not be carried out except in accordance with the approved details. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16, LP19 of the Peterborough Local Plan (2019), Section 66(1), Town and Country Planning Act (Listed Building and Conservation Areas) (1990), and Chapter 12 and 16 of the National Planning Policy Framework (2024).
- The development hereby permitted shall be carried out in accordance with the following approved plans: - Location and Existing Block Plan (Drawing Number: A100) - Site Plan Proposed (Drawing Number: A100, Rev C) -Proposed Fencing Gate Elevations (Drawing Number: A304, Rev C) -Proposed Garage Plan and Elevations (Drawing Number: A300, Rev D) -Proposed Pergola Plans and Elevations (Drawing Number: A301, Rev B) -Proposed Greenhouse Shed Plans and Elevations (Drawing Number: A303, Rev B) Reason: For the avoidance of doubt and in the interests of proper planning.
