- Under Section 96A of the Town and Country Planning Act 1990 (as amended), the revised drawings listed below are acceptable as a non-material amendment to the development approved under planning permission reference 25/00006/FUL. - Proposed Amended External Elevations (Drawing Number: 3.032 DWG 2-2 Rev P7). - Proposed New Bedrooms Second Floor (Drawing Number: 3.032 DWG 2-1 Rev P7). The non-material amendment as shown on the above drawings would permit an amendment as follows: - Rearrange the internal layout to provide 14 No. bedrooms (increased from 12 No. bedrooms, consisting of 9 No. bedrooms and 3 No. suites), amended communal day spaces and provide matching new Juliette balcony detail to elevation 6 to match currently proposed/existing Juliette balcony in elevation 5. This is due to applicant no longer requiring suites and wanted alternative communal space arrangement to better suit the needs of residents. Assessment Officers have reviewed the non-material amendment and accept the proposed amendments. The car parking requirements set out in the Local Plan (2019) outline that C2 (treatment centres) are considered on a case by case basis. In this instance, the Applicant has confirmed that the additional two bedrooms would not require additional staffing and there would be no net gain or loss in internal floor area. As such, there would be no material change in the operation of the site, therefore the additional x2 bedrooms are acceptable as a non-material amendment. The rearrangement of the elevations to elevation 6 to match elevation 5 is considered to be acceptable. There would be no material change and the proposed elevation would not be readily visible from the public realm. Accordingly, Condition 2 of planning permission reference 25/00006/FUL are hereby updated to read as below. This notice shall be appended to planning permission reference 25/00006/FUL and all other conditions attached there to remain in place and in force.
- The development hereby permitted shall be carried out in accordance with the following approved plans: - Site Location Plan (Received 16.01.2025). - Proposed Site Plan (Drawing Number: 9003 Rev B). - Proposed New Bedrooms Second Floor (Drawing Number: 3.032 DWG 2-1 Rev P7). - Existing and Proposed Elevations 1 -4 (Drawing Number: 2023). - Existing and Proposed Elevations 5 - 8 (Drawing Number: 2024). - Proposed Amended External Elevations (Drawing Number: 3.032 DWG 2-2 Rev P7). Reason: For the avoidance of doubt and in the interest of proper planning
