Planning conditions
  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan - Block Plan – REV B PL0 - Proposed Site Plan_2026-06 PL1a Rev C - Proposed Elevations_2026-06 PL3a Rev G - Proposed Floor Plan_2026-06 PL3 Rev F Reason: For the avoidance of doubt and in the interest of proper planning
  3. The materials to be used in the construction of the external surfaces of the extension hereby permitted shall match those used in the existing building and as detailed on submitted plan Proposed Elevations_2026-06 PL3a Rev G. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
  4. Prior to commencement of development, a full and detailed Tree Protection Plan shall be submitted, in accordance with BS5837:2012 Trees in Relation to Design, Demolition and Construction – including fencing and ground protection measures, with regard to the Silver Birch shown on the submitted plans Existing Site Plan_2026-06 PL1 Rev A (on unregistered land). The fencing shall enclose the Root Protection Areas (RPAs) of the retained tree and shall remain in place for the duration of the construction works. No storage of materials, plant, or equipment, and no construction activities shall take place outside the area enclosed by the tree protection fencing at any time during the development. Reason: To protect existing trees and their root protection areas during construction, in accordance with policy LP29 of the Peterborough Local Plan and BS5837:2012. This condition is pre-commencement as the fencing must be in place prior to the construction activities taking place.
