Planning conditions
  1. Condition 5 (Boundary Wall) DISCHARGED Condition 5 Notwithstanding the submitted details, no development above slab level shall take place until full details of the boundary wall (including dimensions, materials, mortar and bond) have been submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details. Reason: In order to ensure a satisfactory external appearance in accordance with Policy LP16 and LP19 of the Peterborough Local Plan (2019). Approved Documents • Proposed elevations- front wall- 115 • Wall details (2) submitted 06/07/2026 • Technical data sheet- plain tile • Gold Holme stone brochure • External material Discharge Assessment This condition was imposed to ensure that the proposed boundary wall would preserve the character and appearance of the site and its surroundings, having particular regard to the site's location within the conservation area. Full details of the boundary wall have now been submitted, including its dimensions, materials and construction details. The submitted information confirms that the wall will be constructed using Ancaster Stone, which is from the same geological seam as the locally distinctive Barnack Stone. The Council's Conservation Officer confirms that this is the most appropriate material available given the exhaustion of the local Barnack quarry and raises no objection to its use. The details also confirm that the wall will be capped using lime mortar, which is considered a traditional and appropriate material and construction technique. The Conservation Officer has reviewed the submitted details and advises that the proposed materials and construction method are acceptable and would preserve the character and appearance of the conservation area. Conclusion The submitted information is considered sufficient to discharge Condition 5 of planning permission 23/00504/HHFUL, subject to the development being carried out in accordance with the approved details and their satisfactory implementation.
  2. Officer Note: Conditions 8 (Highways) and 9 (Existing Access) are compliance conditions requiring actions to be undertaken prior to first occupation of the development. These conditions do not require the submission of details to the Local Planning Authority and therefore cannot be formally discharged through this application.
