Normal and reasonable working hours for building sites are considered to be from 8.00 a.m. to 6.00 p.m. Monday to Friday, from 8.00 a.m. to 1.00 p.m. on Saturday and not at all on Sundays or bank holidays. If any activities take place on the site beyond these times, causing a statutory nuisance, then you may be at risk of action by the Council requiring these activities to cease. The applicant is advised that it is their responsibility to design and operate the development such that it does not give rise to a statutory nuisance. Any complaints arising from the use of the site would be investigated by this Authority in accordance with the Environmental Protection Act 1990, and any necessary mitigation would need to be implemented by the owner/operator.
Subject to the imposition of the attached conditions, the proposal is acceptable having been assessed in the light of all material considerations, including weighing against relevant policies of the development plan.
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).

Prior to installation, details of any external plant, equipment or machinery (including kitchen extract systems, ventilation and any air source heat pump) shall be submitted to and approved in writing by the Local Planning Authority. The rating level of noise emitted from the plant shall not exceed the existing background sound level (LA90) at the nearest noise sensitive premises, as measured or predicted in accordance with BS4142:2014 (or the latest equivalent standard). The plant shall be installed and thereafter retained in accordance with the approved details. Reason: In the interest of neighbouring amenity, in accordance with Policy LP17 of the Peterborough Local Plan (2019) and the provisions of the National Planning Policy Framework (2024).
Any gates or other means of enclosure across the access between No’s 64 and 66 Broadway shall remain open for the lifetime of the development. Reason: To safeguard the free flow of pedestrian traffic in the interest of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Chapter 9 of the National Planning Policy Framework (2024).
Prior to occupation or the commencement of the use, the parking and turning shall be provided to enable vehicles to enter, turn and leave the site in forward gear and park clear of the public highway. The area shall be delivered in accordance with drawing F018-DR-A04 and thereafter retained for that specific use in perpetuity. Reason: In the interest of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Chapter 9 of the National Planning Policy Framework (2024).
Prior to occupation or the commencement of the use, the cycle parking and bin storage area shall be provided to enable sustainable modes of transport and to serve the needs of future occupiers. The area shall be delivered in accordance with drawing F018-DR-A04 and thereafter retained for that specific use in perpetuity. Reason: In the interest of highway safety and future occupier amenity, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Chapter 9 of the National Planning Policy Framework (2024).
