Planning conditions
  1. This proposal is considered to be in accordance with Schedule 2, Part 3, Class MA of the General Permitted Development Order (2015) (as amended) and local and national planning policy.
  2. The development hereby permitted shall be COMPLETED before the expiration of three years from the date of this permission. Reason: In accordance with Schedule 2, Part 3, Class MA, Paragraph M.2(5) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
  3. The development hereby permitted shall be carried out in accordance with the following approved plans: – Location Block and Site Plans (Drawing Number: F048-DR-A01). – Proposed Plans and Elevations (Drawing Number: F048-DR-A03 Rev A). Reason: For the avoidance of doubt and in the interest of proper planning
  4. Notwithstanding the provisions of the Town and Country Planning (Use Classes) Order 1987 or Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order(s) revoking and re-enacting those Orders with or without modification), the use hereby permitted shall remain in use as dwellings within the meaning of Class C3 of Schedule 1 to the Town and Country Planning (Use Classes Order) 1987 (as amended) and for no other purpose. Reason: In accordance with Schedule 2, Part 3, Class MA, Paragraph MA.2(6) of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
  5. Prior to occupation and use a glazing and ventilation scheme shall be submitted to and approved in writing by the Local Planning Authority. Where appropriate the scheme shall comply with Approved Document F, Approved Doc O, and the Acoustic Ventilation and Overheating Residential Design Guide for design and acoustic specification purposes. Thereafter the development shall be implemented in accordance with the approved details, prior to the occupation and shall thereafter be retained and maintained as such in perpetuity. Reason: In the interest of future occupier amenity, in accordance with Policy LP17 of the Peterborough Local Plan (2019) and the provisions of the National Planning Policy Framework (2024).
  6. Prior to the first occupation or commencement of use, the cycle parking and bin storage shall be provided in accordance with drawing F048-JG-DR-A03 Rev A. These facilities shall thereafter be retained for the purposes of cycle parking and bin storage in connection with the development in perpetuity. Reason: In the interests of highway safety and to encourage travel by sustainable modes, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Chapter 9 of the National Planning Policy Framework (2024).
