Under Section 96A of the Town and Country Planning Act 1990 (as amended), the revised drawings listed below are acceptable as a non-material amendment to the development approved under planning permission reference 23/01067/R3FUL Elevations NCG-ZZ-00DR-B-65 P04 Floor Plans NCG-ZZ-00-DR-B-63 P04 Site Plans NCG-ZZ-00-DR-B-62 P04 The non-material amendment as shown on the above drawings would permit an amendment as follows: - removal of a canopy - alternation to fenestration place on the north, east and south elevation due an internal layout alteration to split a large classroom into two. - removal of a small extension Assessment Officers have reviewed the non-material amendment and consider the alterations to the development would not materially impact the overall scale or design of the works to the school building, as a reuslt of this internal alteration. Accordingly, Conditions 2, 3 and 6 of planning permission reference 23/01067/R3FUL are hereby updated to read as below. This notice shall be appended to planning permission reference 23/01067/R3FUL and all other conditions attached there to remain in place and in force.
Condition 3: Prior to the commencement of use of the new classroom the vehicular and cycle parking spaces shown on drawing no. Site Plans NCG-ZZ-00-DR-B-62 P04 shall be laid out for vehicles to park and turn clear of the public highway and those areas shall not thereafter be used for any purpose other than the parking and turning of vehicles. Reason: In the interest of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019).
Condition 6: Prior to the commencement of the development the trees shown to be retained shall be adequately fenced as per drawing Site Plans NCG-ZZ-00-DR-B-62 P04, in accordance with per British Standard (BS) 5837:2012 'Trees in relation to design, demolition and construction - Recommendations' (or any British Standard that replaces that Standard in part or whole and with or without modification). The ground level shall not be altered within the fenced areas without the prior written consent of the Planning Authority. No materials shall be stored within the fenced areas at any time. Reason: In order to protect and safeguard the amenities of the area, in accordance with Policies LP16 and LP29 of the Peterborough Local Plan (2019) and Chapter 15 of the National Planning Policy Framework (2023). This condition is pre-commencement as it requires the protection to be in place before development begins in order to fully protect the trees.
