Planning conditions
  1. By virtue of its scale, height, siting and cumulative massing, the proposed development would result in an unacceptably adverse impact on the residential amenity of No. 14 Eyebury Road. In particular, the proposal would cause undue loss of light, harm to outlook, and an increased sense of enclosure, resulting in overbearing and overshadowing impacts. The development would also have a detrimental impact on the neighbouring occupiers' primary amenity space through overshadowing and a reduction in the quality and usability of that space. The proposal would therefore fail to provide an acceptable relationship with the neighbouring property and would be contrary to Policy LP17 of the Peterborough Local Plan (2019) and Section 12 of the National Planning Policy Framework (2024)(2025 as amended).
