Planning conditions
  1. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  2. The development hereby permitted shall be carried out in accordance with the following approved plans: Location Existing and Proposed Block Plan - 001 - Rev A Existing Elevation and Floor Plan – 002 Proposed Elevation and Floor Plan – 003 Acoustic Floor Detail Plan - 004 Reason: For the avoidance of doubt and in the interest of proper planning
  3. Prior to occupation or the commencement of the use, the parking and turning shall be provided to enable vehicles to enter, turn and leave the site in forward gear and park clear of the public highway. The area shall be delivered in accordance with drawing Location Existing and Proposed Block Plan - 001 - Rev A and thereafter retained for that specific use in perpetuity. Reason: In the interest of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Paragraph 115 of the National Planning Policy Framework 2024.
  4. Prior to the first occupation, details of an enclosed and secure cycle shelter to accommodate cycles shall be submitted and agreed in writing with the Local Planning Authority. This area shall thereafter be retained for the purposes of cycle parking in connection with the development in perpetuity. Reason: In the interests of highway safety and to encourage travel by sustainable modes, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Paragraph 115 of the National Planning Policy Framework 2024.
  5. Prior the first occupation or commencement of use, pedestrian visibility splays shall be provided on both sides of the access(es). The splays shall measure 1.5 metres x 1.5 metres for single accesses and 2.0 x 2.0 metres for shared accesses measured up the side of the access and along the back edge of the highway from where the access joins the public highway. The visibility splays shall thereafter be retained and kept permanently clear of all obstacles above 600mm in height. Reason: In the interest of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Paragraph 115 of the National Planning Policy Framework 2024.
  6. Prior to the first occupation or commencement of use, the bin storage shall be provided. The area shall be delivered in accordance with drawing Location Existing and Proposed Block Plan - 001 - Rev A and retained thereafter for the storage of refuse and recycling bins only. Reason: In order to ensure that adequate bin storage space is available and to protect the visual appearance of the street scene in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework 2024.
  7. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any order revoking and re-enacting that order with or without modifications), no development with Class L of Part 3 of Sched-ule 2 of the Order shall take place on site unless expressly authorised by planning permission granted by the Local Planning Authority. Reason: The site is not capable of providing the necessary parking or access requirements for a small-scale house in multiple occupation and in order to protect and safeguard the amenity of the area and residential amenity, in accordance with Policies LP13, LP16 and LP17 of the Peterborough Local Plan (2019) and the provisions of the NPPF (2024).
