Planning conditions
  1. The development hereby permitted shall be maintained in accordance with the following approved plans: - Location and Block Plan 574_LOC01 Rev 1 - General Arrangement Ground Floor Plan - 574_GA00 - General Elevation North and East Elevation - 574_GE01 - General Elevation West and South Elevation - 574_GE02 - Site Drainage Plan - 574_S02 Reason: For the avoidance of doubt and in the interests of proper planning
  2. The external materials to be used in the construction of the development hereby permitted shall accord with those detailed within the approved application form and the approved drawings, unless otherwise agreed in writing by the Local Planning Authority. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
  3. Within 3 months of the date of this permission, a scheme for biodiversity enhancements as proposed within the Design and Access Statement and as requested by the PCC Wildlife Officer, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include the position, type and number of enhancements proposed. All enhancements shall be installed using accepted best practice and retained thereafter. Reason: In the interests of visual amenity of the area and the enhancement of biodiversity, in accordance with Policies LP16, LP28 and LP29 of the Peterborough Local Plan (2019) and Chapter 15 of the National Planning Policy Framework 2023.
  4. The proposed stables building shall not be occupied or used at any time other than for purposes ancillary to the residential use of the dwelling known as Poplar Farm, and shall not be occupied, leased or rented as a separate business such as livery yard. Reason: Reason: In the interests of highway safety, in accordance with Policy LP13 of the Adopted Peterborough Local Plan, as the access has not been assessed for any intensification of use.
  5. Within 3 months of the date of this decision, a detailed maintenance and management plan for soakaways for the lifetime of the development shall be submitted and approved in writing by the Local Planning Authority. The drainage scheme shall then be maintained in accordance with the plan. Reason: To ensure appropriate maintenance arrangements are put in place to enable the surface water drainage system to function as intended to ensure mitigation against flood risk, in accordance with Policy LP32 of the Peterborough Local Plan 2019 Chapter 14 of the National Planning Policy Framework 2024.
