Under Section 96A of the Town and Country Planning Act 1990 (as amended), the revised drawings listed below are acceptable as a non-material amendment to the development approved under planning permission reference 25/00941/FUL. - Proposed Ground Floor Plan, 007 Rev. F - Proposed Elevations - Sheet 1, 009 Rev. F - Proposed Elevations - Sheet 2, 010 Rev. F The non-material amendment as shown on the above drawings would amend the scale of the units including the joining of 2x Class E units into a single unit. Also proposed are amendments to the fenestration. The sizes are as follows: Unit 1 = 84m2 and Unit 2 = 93.4m2 becoming Unit 1 = 147.2m2 Unit 3 (Sports Bar) = 88.1m2 becoming 99m2 Unit 4 = 81.4m2 becoming 97.8m2 Assessment Officers have reviewed the non-material amendment and the amendments to the fenestration are not considered to significantly impact visual amenity and are therefore acceptable. The proposed changes to the unit sizes are due to differing internal arrangements, including the conjoining of Units 1 and 2. Overall, the quantum of development is considered consistent with the original permission in terms of the split between Class E units and the sports bar and therefore is considered acceptable. Accordingly, Condition 2 of planning permission reference 25/00941/FUL are hereby updated to read as below. This notice shall be appended to planning permission reference 25/00941/FUL and all other conditions attached there to remain in place and in force.
