Planning conditions
  1. The site shall only be accessible to staff members associated in relation to the use hereby permitted. There shall be no access to the general public whatsoever throughout the temporary planning permission period. Reason: In the interests of managing site traffic, in accordance with Policy LP13 of the Peterborough Local Plan (2019).
  2. All vehicles stored on site shall be stored no more than one vehicle high from ground level. There shall be no stacking of vehicles. Reason: To avoid any stacking of vehicles which would be detriment to the visual amenity of the surrounding area, in accordance with Policy LP16 of the Peterborough Local Plan (2019).
  3. The 2 metre high palisade fencing and the 2 metre high chain-link fencing, hereby permitted, shall be erected in the locations specified on the drawing 'Proposed Site Plan' (Drawing number AL0101, Revision F05). The fencing shall be retained and maintained as such thereafter. Reason: For the avoidance of doubt and in the interests of visual amenity and security, in accordance with Policy LP16 of the Peterborough Local Plan (2019).
  4. The applicant is advised that the Local Planning Authority will not normally support repeated or successive applications for temporary planning permissions on this site. Any future proposals should seek to bring forward a permanent form of development in accordance with the site’s allocated employment use, unless robust justification is provided.
  5. The use hereby permitted shall be discontinued on or before the expiration of five years from the date of this permission.; and all associated storage and the modular office; shall be removed from the site within 3 months of this date and the land re-instated to it's former condition. Reason: In order to reinstate the original use of the land or site and preserve the visual amenity of the surrounding area, in accordance with Policy LP16 of the Peterborough Local Plan (2019).
  6. The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan - 2580_AL0103_F02 - Proposed Site Layout - 2580_AL0101_F05 - Modular Building - 2580_AC0101_F02 Reason: For the avoidance of doubt and in the interest of proper planning
  7. Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended) (or any order revoking and re-enacting that order with or without modifications), the use hereby permitted shall be for the open storage of vehicles only with use class B8, unless otherwise agreed in writing withthe Local Planning Authority. Reason: In order to protect and safeguard the amenity of the area and residential amenity, in accordance with Policies LP16 and LP17 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework 2024.
  8. Prior to the first occupation or commencement of use the area shown for the purposes: a) of delivery of HGV area for loading/unloading; b) of parking/turning so that vehicles may enter/leave in a forward gear; shall be provided in accordance with drawing 2580_AL0101_F05 . Such provision shall thereafter be retained for this purpose and not put to any other use. Reason: In the interests of highway safety, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Paragraph 115 of the National Planning Policy Framework 2024.
  9. No external lighting shall be erected until, a ''lighting design strategy for biodiversity'' for all lighting across the site shall be submitted to and approved in writing by the local planning authority. The strategy shall: a) identify those areas/features on site that are particularly sensitive for ecological constraints that are likely to cause disturbance in or around their breeding sites and resting places or along important routes used to access key areas of their territory, for example, for foraging; and b) show how and where external lighting will be installed (through the provision of appropriate lighting contour plans and technical specifications) so that it can be clearly demonstrated that areas to be lit will not disturb or prevent the above species using their territory or having access to their breeding sites and resting places. All external lighting shall be installed in accordance with the specifications and locations set out in the strategy, and these shall be maintained thereafter in accordance with the strategy. Under no circumstances should any other external lighting be installed without prior consent from the local planning authority. Reason: To ensure that the recommended mitigation and compensation is delivered with the scheme to protect biodiversity and Policy LP28 of the Peterborough Local Plan 2019 and Chapter 15 of the National Planning Policy Framework 2024.
  10. The development permitted by this planning permission shall only be carried out in accordance with the approved Flood Plan recived 30th April 2026 and the following mitigation measures detailed within the Flood Plan: - Sign up for Flood Warnings - Notice displayed prominently inside the modular office unit entrance door showing the vehicle and pedestrian route away from the site along the adopted highway at First Drove for escape / rescue; - Notice also to include a list of relevant contacts: Floodline, insurance and building maintenance services. Reason: To reduce the risk of flooding to the proposed development and future occupants in accordance with Policy LP32 of the Peterborough Local Plan 2019 and Chapter 14 of the National Planning Policy Framework 2024.
