  1. Subject to the imposition of the attached conditions, the proposal is acceptable having been assessed in the light of all material considerations, including weighing against relevant policies of the development plan.
  2. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  3. The development hereby permitted shall be carried out in accordance with the following approved plans: -Proposed elevations KMAB114A -Proposed floor plans KMAB113A -Proposed site plan Reason: For the avoidance of doubt and in the interest of proper planning
  4. The materials to be used in the construction of the external surfaces of the proposed extensions/alterations hereby permitted shall be as follows: -Walls, Side extension: 03P.10 Zinc cladding -Roof, side extension: 03P.10 Zinc cladding -Windows: Match existing -Walls: match existing -Roof: Flat roof Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 and LP19 of the Peterborough Local Plan (2019) And section 12 of the NPPF (2024).
  5. Before the development hereby permitted is first occupied, the proposed South east window, serving bedroom 3 shall be fitted with obscure glazing to a minimum of Pilkington Level 3 and be non-opening. The obscure glazing shall be continuous and shall not incorporate any clear glazing features. The window shall subsequently be retained as such in perpetuity. Reason: In order to protect the amenities of neighbouring occupants, in accordance with Policy LP17 of the Peterborough Local Plan (2019) and paragraph 135(f) of the National Planning Policy Framework 2024.
