Subject to the imposition of the attached conditions, the proposal is acceptable having been assessed in the light of all material considerations, including weighing against relevant policies of the development plan.
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).

The materials to be used in the construction of the external surfaces of the proposed hereby permitted shall be as detailed in plan ‘ Proposed padel courts canopy elevations’ Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) And section 12 of the NPPF (2024).
Use of the Padel Courts shall only occur between 08:00 to 22:00 Monday – Sunday and public holidays. The Padel Courts shall not be used outside of these specified times. Reason: In order to protect the amenity of the area in accordance with Policy LP17 of the Peterborough Local Plan (2019) and paragraph 198 of the National Planning Policy Framework (2024).
The use of lighting at the Padel Courts, shall not exceed the obtrusive light limits specified for environmental zone E3 in the Institution of Lighting Professionals document ''Guidance Note 01:21, The Reduction of Obtrusive Light''. Reason: In order to protect the amenity of local residents and highway safety.
Prior to the commencement of development details of the floodlight technical data regarding the floodlighting performance of the sports lighting (meeting the LTA’s requirements) and a block plan showing the entrance to each court being 1.2m wide to accommodate wheelchair users have been submitted to and approved in writing by the Local Planning Authority after consultation with Sport England. The development shall not be constructed other than in accordance with the approved details. Reason: To ensure the development is fit for purpose and sustainable and to accord with Development Plan Policy
