- The proposal as submitted was not in accordance with local and national planning policy. The local planning authority have worked with the applicant in a positive and proactive manner based on seeking solutions to problems arising in relation to dealing with the planning application. Amendments were discussed and agreed with the applicant to bring the proposal into compliance with policy, and the application can therefore be approved in accordance with Paragraph 38 of the National Planning Policy Framework (2024).
- The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
- The materials to be used in the construction of the external surfaces of the development hereby approved shall be in accordance with ‘Proposed Substation Details; Drawing Number: 8085-SMR-07-XX-DR-A-2004-S4-P1’. Reason: To ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
- The development shall be completed in accordance with the following approved plans: - Site Location Plan (Drawing Number: 8085-SMR-07-ZZ-DR-A-2001-S4-P1). - Proposed Site Plan (Drawing Number: 8085-SMR-07-ZZ-DR-A-2003-S4-P1). - Proposed Substation Details (Drawing Number: 8085-SMR-07-XX-DR-A-2004-S4-P1). Reason: To define the permission and for the avoidance of doubt.
