Condition 3 (boundary treatment) Notwithstanding the approved details and prior to the installation of any boundary treatment along the western and southern elevations, details of the boundary treatment shall be submitted to and approved in writing by the Local Planning Authority. The submitted details shall include details of the external finish of the proposed wall. The development shall thereafter be implemented in accordance with the approved details. Reason: The proposed plans show a timber fence alongside a prominent street scene, however an alternative finish along St John Street as well as the corner of the southern elevation would be a more appropriate finish. In the interest of visual amenity, in accordance with Policy LP16 of the Peterborough Local Plan. Plans and documents submitted in support of the discharge of C3: - 16734-PHD-01-XX-D-A-1101 Proposed Site Plan P11 Assessment: Having reviewed the submitted plan, the Officer agrees with the Principal Urban Design Officer that the proposed details are acceptable and are in line with the Council's Local Plan policy LP16. As such, the detail submitted is deemed acceptable for the Local Planning Authority to discharge the condition. It is noted that Officer's stated within the reason of the condition that the originally proposed timber boundary treatment was not acceptable and that an alternative approach was required, whilst the timber material has been kept the colour treatment and the design approach is acceptable enough to address the concerns of the LPA with regards the impact on the street scene of the proposal. Conclusion: The details submitted relating to condition 3 are deemed acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 3 is hereby discharged, subject to implementation in accordance with the approved details.
