Works to which this consent relates shall be begun before the expiration of five years from the date of this consent.
The development hereby permitted shall be carried out in accordance with the following approved plans and documents: CKH-GP-BBA-01 - Site Location Plan CKH-GP-BBA-02 - Existing Site Plan CKH-GP-BBA-03 - Existing Garage Elevations CKH-GP-BBA-04 Rev 1 - Proposed Site Plan CKH-GP-BBA-05 - Block Plan CKH-GP-BBA-06 - Proposed Elevations Reason: For the avoidance of doubt and in the interest of proper planning.
No development other than demolition shall take place unless and until the details a detailed surface water drainage scheme for the site have been submitted and approved in writing by the Local Planning Authority. The scheme should include but not limited to: - Infiltration testing in accordance with BRE 365; including the raw results of the testing and with a report demonstrating whether infiltration is feasible on site - Where infiltration drainage is proposed, all infiltration storage devices shall be designed to ensure a minimum clearance of 1 metre between the base of the device and the seasonally high groundwater level. - If infiltration is not viable, a revised drainage strategy will be required, including but not limited to; detailed design, pre and post discharge rates, CCTV survey of the existing piped system to where outfalls, full hydraulic calculations and exceedance flow plan. The development shall be carried out in accordance with the approved details and thereafter maintained as such. Reason: To ensure that a sustainable drainage strategy is informed by site-specific ground conditions, to promote the use of infiltration in accordance with the drainage hierarchy, to prevent the increased risk of flooding and to improve and protect water quality, in accordance with policy LP32 of the Peterborough Local Plan 2019 and Chapter 18 of the National Planning Policy Framework 2026.
No development other than demolition shall take place unless and until details of a Parking Management Plan have been submitted to and approved in writing by the Local Planning Authority. The Parking Management Plan shall include details of how the parking area will be managed, controlled and maintained, including any allocation, permit system, access arrangements or other measures necessary to prevent unrestricted use of the parking area. The parking area shall thereafter be operated in full accordance with the approved Parking Management Plan unless otherwise agreed in writing by the Local Planning Authority. Reason: In the interests of highway safety and to ensure the parking area operates in a manner that does not result in unacceptable intensification of use having regard to the constrained nature of the site access, in accordance with Policy LP13 of the Peterborough Local Plan (2019) and Chapter 15 of the National Planning Policy Framework (2026).
No development other than demolition shall take place unless and until the details of a scheme for the external lighting of the site shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include details of the location, design, height, lux levels and operation of all lighting, together with measures to minimise light spill onto neighbouring residential properties. The development shall be carried out in accordance with the approved details and implemented prior to the commencement of use. Reason: In the interests of community safety, crime prevention, visual amenity and residential amenity, in accordance with Policies LP16 and LP17 of the Peterborough Local Plan (2019) and Chapters 14, 16 and 17 of the National Planning Policy Framework (2026).
Prior to the first use of the development hereby approved a maintenance plan detailing the maintenance arrangements shall be submitted and agreed in writing with the Local Planning Authority. The plan shall include who is responsible for different elements of the surface water drainage system and the maintenance activities/frequencies. All development must be carried out in accordance with the approved documents. Reason: To ensure appropriate maintenance arrangements are put in place to enable the surface water drainage system to function as intended to ensure mitigation against flood risk, in accordance with Policy LP32 of the Peterborough Local Plan 2019 and Chapter 18 of the National Planning Policy Framework 2026.
