If, during development, contamination not previously considered is identified, then the Local Planning Authority shall be notified immediately, and no further work shall be carried out until a method statement detailing a scheme for dealing with the suspect contamination has been submitted to and agreed in writing with the Local Planning Authority. The development shall thereafter not be carried out except in complete accordance with the approved scheme. Reason: To ensure potential risks arising from previous site uses have been fully assessed in accordance with Policy LP33 of the Peterborough Local Plan (2019) and paragraph 196 of the National Planning Policy Framework (2024).
The development hereby permitted shall be carried out in accordance with the following approved plans and details: - Location Plan, 2026.912.01 - Proposed Site Plan (L), 2026.912.04 - Court Plan & Elevations, 2025.844.05 - Proposed Cabin Plan & Elevations, 2026.918.07 - Padel Court Covers Information - Padel Court Specification Details - Drainage Statement Reason: For the avoidance of doubt and in the interest of proper planning.
The artificial lighting at the development shall not exceed the obtrusive light limits specified for environmental zone E2 in the Institution of Lighting Professionals document ''Guidance Notes for the Reduction of obtrusive Light: Guidance Note 01:21''. In the event of any reasonable complaint being received by the Local Planning Authority, the Developer or their successors in Title, shall be required to undertake an assessment to demonstrate compliance with the above lighting limit and submit this within 28 days of notice issued by the Local Planning Authority. Should such an assessment fail to demonstrate compliance, further mitigation measures shall be submitted alongside the assessment and implemented in accordance with the submitted details within 28 days of approval by the Local Planning Authority. Reason: To prevent obtrusive light in the interest of visual and neighbour amenity in accordance with Policies LP16 and LP17 of Peterborough Local Plan (2019).
The mesh fencing surrounding each Court shall have rubber noise dampeners installed. No sheet metal advertising shall be installed on the fencing or polycarbonate walls. Reason: To minimise noise disturbance in accordance with Policy LP17 of Peterborough Local Plan (2019).
The padel courts hereby permitted shall operate between the hours of 06:00 - 23:00 daily. Reason: In the interest of protecting the amenity of neighbour occupiers, in accordance with Policy LP17 of the Peterborough Local Plan (2019).
The development hereby permitted shall not begin unless and until a biodiversity net gain plan has been submitted to and agreed in writing with by the Local Planning Authority. The biodiversity net gain plan shall address the following matters: (a) information about the steps taken or to be taken to minimise the adverse effect of the development on the biodiversity of the onsite habitat and any other habitat (b) the pre-development biodiversity value of the onsite habitat (c) the post-development biodiversity value of the onsite habitat (d) any registered offsite biodiversity gain allocated to the development and the biodiversity value of that gain in relation to the development (e) any biodiversity credits purchased for the development, and (f) such other matters as the Secretary of State may by regulations specify. Thereafter, the development shall be carried out in accordance with the agreed approved details. Reason: In accordance with the requirements of Schedule 14, Part 1 of paragraph 14 of the Environment Act 2021 and Policy LP28 of the Peterborough Local Plan (2019). This is a reminder of the statutory condition as outlined in the Environment Act.
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
