Subject to the imposition of the attached conditions, the proposal is acceptable having been assessed in the light of all material considerations, including weighing against relevant policies of the development plan.
The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
The development hereby permitted shall be carried out in accordance with the following approved plans: - Proposed floor plans 1101 06a1 - Existing and proposed block plans 1101 04(a3) - Proposed elevations and sections 1101 07a1 Reason: For the avoidance of doubt and in the interest of proper planning
The materials to be used in the construction of the external surfaces of the development hereby permitted shall match those used in the existing building. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
Prior to the commencement of any development hereby permitted, a Tree Protection Plan (TPP), including fencing and ground protection measures, must be submitted and approved in writing by the Local Planning Authority. The TPP must set out protection measures for the two protected Willow trees during the development period on site, to comply with BS5837:2012 and the Council's Local Plan Policy LP29. The approved TPP must be implemented in full and shall be retained intact for the full duration of the development hereby approved and shall not be removed or repositioned without the prior written approval of the Local Planning Authority. Reason: In order to protect and safeguard the amenities of the area, in accordance with Policies LP16 Design and the Public Realm and LP29 - Trees and Woodland of the Peterborough Local Plan (2019).
