  1. Please complete a biodiversity form
  2. The location plan provided is currently invalid, it's required to show atleast 2 main roads and all surrounding buildings - it currently only shows the property, please amend.
  3. The development hereby permitted shall be begun before the expiration of three years from the date of this permission. Reason: In accordance with Section 91 of the Town and Country Planning Act 1990 (as amended).
  4. The development hereby permitted shall be carried out in accordance with the following approved plans: - Location Plan PP/25/1044 - 05 - Existing and Proposed Block Plans PP/25/1044 - 04 - Proposed Ground Floor Plan PP/25/1044 - 06 - Proposed Sections and Elevations PP/25/1044 - 08 Reason: For the avoidance of doubt and in the interest of proper planning
  5. The materials to be used in the construction of the external surfaces of the extension; hereby permitted shall match those used in the existing building. Reason: For the Local Planning Authority to ensure a satisfactory external appearance, in accordance with Policy LP16 of the Peterborough Local Plan (2019) and Chapter 12 of the National Planning Policy Framework (2024).
  6. The proposal as submitted is in accordance with local and national planning policy and has been approved without amendment, in accordance with Paragraph 39 of the National Planning Policy Framework (2024). Therefore, there was no need for the local authority to work with the applicant to seek solutions to problems arising in relation to dealing with the application.
