C3: Prior to installation, occupation and use a glazing scheme shall be submitted to and approved in writing by the Local Planning Authority. Where overheating is an issue, the scheme shall be developed in accordance with the Approved Doc O and where appropriate the Acoustic Ventilation and Overheating Residential Design Guide. Thereafter the development shall be implemented in accordance with the approved details, prior to the occupation of any unit to which it relates and shall thereafter be retained and maintained as such in perpetuity. Reason: To safeguard the future occupier amenity of the residential flats, in accordance with Policy LP17 of the Peterborough Local Plan (2019) and the National Planning Policy Framework (2024). Documentation submitted in support of C3: - Noise Impact Assessment (Ref. EV2447-01-B). - Addendum to Noise Impact Assessment. MVHR: Noise Control (Ref. EV2447-03-B). - MVHR Noise Charts - Email from Will Hughes to Planning Agent (Received: 28.05.26). - TM59 Overheating Report (Ref. 114846 Rev A). - MVHR Range Sentinel Specificaiton. - Glazing Specification (Calumen). - Accompanying Note (Received 25.03.26). Assessment: Having reviewed the submitted documentation, the Evolved Acoustics report ref: EV2447-01-B stated that the minimum sound insulation required for the glazing is 32dB Rw+Ctr. The proposed Calumen glazing states that sound reduction index is 36dB RW+Ctr, and therefore meets the requirement. The updated information confirms only Flat 5 requires a Solar Control Product or 1 meter of shading, these details are now included on the updated plans. The glazing and solar control shall be installed in accordance with approved plans. All other matters are acceptable. As such, the detail submitted is acceptable. Conclusion: The details submitted relating to condition 3 are acceptable to the Local Planning Authority and comply with the submission requirements of the condition. Condition 3 is hereby discharged.

EV2447-03-B). - MVHR Noise Charts - Email from Will Hughes to Planning Agent (Received: 28.05.26). - TM59 Overheating Report (Ref. 114846 Rev A). - MVHR Range Sentinel Specificaiton. - Glazing Specification (Calumen). - Accompanying Note (Received 25.03.26). Assessment: Having reviewed the submitted documentation, the Local Planning Authority accept the recommendations. The applicant has confirmed the ventilation system is the Vent Axia Sentinel Kinetic Plus B system. The ventilation shall be installed in accordance with the approved documents, including any acoustic mitigation to control break- in and self-made noise to acceptable levels. All other matters are acceptable. As such, the detail submitted is acceptable. Conclusion: The details submitted relating to condition 4 are acceptable to the Local Planning Authority and comply with the submission requirements of the condition.
